For passive partners. Capital is deployed into acquisition and construction costs, secured against First Charge real estate assets. Returns are fixed and paid upon exit/refinance.
Joint Venture (JV)
For sophisticated investors. We operate as the General Partner (GP), managing the entire development lifecycle. Partners provide equity for a 50/50 share of the project uplift.

The South West region continues to suffer from a chronic undersupply of high-quality rental accommodation. Working professionals and key workers are competing for limited stock. We strictly focus on professional housing, avoiding the student market.
Virtus Group capitalises on this imbalance by delivering density where it is needed most. We convert underperforming commercial assets into vibrant residential communities, creating value through planning gain and construction.

What returns do you target?
Past projects have delivered between 8–12% annualised. Future returns cannot be guaranteed, but we structure deals so that returns are realistic, not fantasy.
What if a project goes over time or budget?
We build contingency into every deal. If issues arise, we communicate immediately and manage the problem. Our priority is protecting investor capital.
Can I visit sites or speak to existing investors?
Yes, by arrangement. We are happy to put serious investors in touch with people we have already worked with.
